This is the most recent plan we have of the Peachtree-Dunwoody-Peachtree high-rise project.  We have annotated it to highlight areas of interest.  There is a lot of other information about this project on our web site.

Traffic studies outlining the probable flow of traffic have not been provided to the neighborhoods for the site plan shown above.

There are two curb cuts shown on Peachtree-Dunwoody Road, one on Wieuca Road and one on Peachtree Road.  The Peachtree curb cut will be right-in, right-out, only, since the planned median on Peachtree Road will preclude mid-block left turns.  U-turns of eastbound Peachtree traffic will be a theoretically possible means of accessing the Peachtree Road entrance, though it is likely that most traffic on Peachtree will choose to turn onto residential Peachtree-Dunwoody to access the towers.  Gridlock on Peachtree is also a major concern since it will force traffic onto Peachtree-Dunwoody and Wieuca.  Southbound GA-400 traffic might find it easier to exit at Glenridge Drive and use Peachtree-Dunwoody, avoiding both the toll and the congestion in the Peachtree Rd./Phipps Blvd./Lennox Road area.  (The median arrangement shown on Peachtree-Dunwoody is not firm.  It is one of many configurations that might be worked out with local residents.)

A major feature of this site plan is the addition of a new driveway from the church's parking deck to Wieuca Road.  (The driveway is highlighted is light blue in the site plan, above.)  We discussed this driveway in our meeting with representatives of the church on 8/3.  They said that the driveway turn is closer to a right angle than is shown above, to slow traffic on church property.  The main rationale for this driveway is to ease Monday-Friday business traffic coming from/to GA400 and Phipps Blvd., especially to keep morning traffic off of Peachtree where Peachtree-Dunwoody intersection service levels would be degraded.   In the morning this driveway might work reasonably well, especially if two left turn lanes are set up on Phipps to turn left onto Wieuca, as is being contemplated.  But an obvious concern with this Wieuca Road driveway plan is getting afternoon traffic back to Phipps and GA 400 -- outgoing business traffic will find it very difficult to turn left onto Wieuca Road because southbound traffic often backs up at the Wieuca/Phipps traffic signal.  Thus, the path of least resistance for traffic may be northbound on Wieuca Road.  Southbound morning traffic using the Wieuca curb cut is not as much of a concern since the city will almost certainly prohibit morning left turns into the driveway.  Traffic signals and directional signs could alleviate some of these concerns, but none are shown on the site plan.

We hope to be able to negotiate limits with the church and Pope & Land which will guarantee that Wieuca and Peachtree-Dunwoody Road traffic does not become a major problem, should this project be built.
