Please comment briefly on why you feel it is important to permanently protect this property from development.

This property is adjacent to GA 400 in the back and close to Little Nancy Creek.  By the maps I have looked

at, it appears this site rises about 100’ over a distance of about 500’.  It is heavily wooded and provides the

neighborhood with a good sound buffer from the busy traffic on GA 400.  It would be an environmental

disaster to water quality, sound buffering and scenic beauty if this site were developed.

It is not necessary to buy the entire site.  I suggest buying the difficult-to-develop back portion of 5060 N Ivy

(separating the house as an independent property).  (This is also related to 5050 N Ivy, where the 3 steep lots

would enlarge this greenspace property.)

This property is currently listed as for sale by owner ($509,000).
